Information you give me

When you fill out a form on this site, I receive what you enter: usually your name, email address, phone number, property address, and message, plus a note about which page the form was on. When you call, text, or email, I receive your contact information and anything you send.

How I use it

• To respond to your inquiry and give you the real estate services you ask for
• To send listings, market information, or home value reports you request
• To keep records my brokerage and Montana law require

I'll contact you by phone, text, or email only about your real estate inquiry. You can ask me to stop at any time by replying STOP to a text, or by emailing or calling me.

Who it's shared with

• Form delivery: contact forms are delivered to my email by FormSubmit (formsubmit.co), a third-party service.
• Website hosting: the site is hosted by Netlify, which may keep standard server logs such as IP address, browser type, and pages requested.
• Home search (when available): online property search, saved searches, and listing alerts may be provided by a third-party IDX service such as IDX Broker. If you register or save searches there, that provider's privacy policy also applies, and I receive the information you provide.
• My brokerage: HomeSmart Realty Partners, for supervision and recordkeeping.
• Others, with your permission: for example a lender, inspector, or title company you ask me to connect you with.
• When required by law.

I do not sell your personal information.

Cookies and analytics

This site does not use advertising or analytics cookies. If a third-party home search tool is added, it may use cookies to remember your searches and account. If I add analytics or advertising tools in the future, I'll update this policy and the effective date above.

Links to other sites

This site links to other websites, such as government offices, utilities, and lenders. Their privacy practices are their own.

Children

This site is not directed to children under 13, and I don't knowingly collect their information.
